Wai Tui Villas offers accommodation in a tropical environment. By making an enquiry or booking through third-party platforms, you acknowledge and accept the following:

1. Tropical Environment
The property is located in Far North Queensland where insects, wildlife, and natural elements are part of the environment. While pest control is maintained, their presence cannot be completely eliminated.

2. Pool & Outdoor Areas
Use of the pool and outdoor areas is at your own risk. No lifeguard is on duty. Guests are responsible for supervising children at all times.

3. Weather Conditions
Weather conditions in tropical regions can change rapidly. Wai Tui Villas is not responsible for disruptions caused by weather events, including storms or flooding.

4. Utilities & Services
Occasionally, services such as power, water, internet, or maintenance access may be interrupted. We will make reasonable efforts to resolve issues promptly.

5. Third-Party Bookings
All confirmed bookings are governed by the terms and policies of the booking platform used (e.g. Airbnb).

6. Limitation of Liability
To the maximum extent permitted by law, Wai Tui Villas is not liable for injury, loss, or damage sustained during a stay except where required under Australian Consumer Law.

7. Acknowledgement of Risk
By making an enquiry or proceeding with a booking via a third-party platform, guests acknowledge that short-term rental accommodation involves inherent risks, including environmental, property, and external factors beyond the control of Wai Tui Villas.

8. No Guarantees
While we take reasonable steps to maintain the property to a high standard, we do not guarantee uninterrupted use of all amenities at all times.

9. Guest Responsibility
Guests are responsible for exercising reasonable care during their stay and complying with all provided instructions, signage, and house guidelines.
